Thinking of Buying? Buy One Bedroom Apartment in Dubai the Smart Way

Most people who come to us wanting to buy one bedroom apartment in Dubai start with the same worry. Am I going too small? Maybe. Maybe not. It really comes down to how you live. A one-bedroom costs less than a bigger place, it's quick to clean, and if life changes you can rent it out without much fuss. That's why so many first-time buyers start here. Below is what we tell them before they sign anything.

Who Buys a One Bedroom?

All sorts of people. There are young professionals who just want to live close to work. Couples who don't need a second room yet. Some of our clients live overseas and want a base in Dubai for holidays, or for when they move back. And a good number buy purely to rent it out, because one-bedrooms don't sit empty for long. Whatever your reason, a one-bedroom keeps things simple.

Sound like you? Good. But don't rush it. This is a big purchase.

Pick the Area First

We always say location before size. A small flat in a good spot is nicer to live in, and easier to sell, than a big flat somewhere you never wanted to be.

The Downtown Dubai and Business Bay areas have that vibe, with offices, coffee shops and even the metro right nearby. The Dubai Marina and JBR areas would suit those who like walking along the sea at night. JVC stands for the Jumeirah Village Circle and has lower prices and feels more like a neighbourhood. The Dubai Hills Estate area is very green and quiet. Each place is different, so we will just let you see a couple of them.

Look Closely Inside

In a one-bedroom every square foot count, so check the small stuff. How much daylight comes into the living room? Is the kitchen open or shut off? Could you fit a little dining table?

If you can hang your clothes in the wardrobe, then go to the balcony and see if it is worthy of you and if there is space to sit. Take some pictures and measurements if possible. This will help you compare later.

Two flats may look alike from the plan, but inside they can be totally different. The layout counts.

Ready or Off-Plan?

When you buy one bedroom apartment in Dubai, you'll see ready flats and off-plan ones. Ready means it's built, so you can walk in, look around and get your keys soon. Off-plan means you're buying before it's finished and paying in stages. That's easier on your monthly budget, but you have to wait for handover.

Neither one is wrong. Need to move in or start collecting rent quickly? Go ready. Happy to wait? Off-plan could suit you fine. We've seen buyers happy both ways.

The Costs Nobody Mentions

The price on the listing is just the start. You'll pay a transfer fee to the Dubai Land Department, normally 4 percent of the price. Then come agency fees, registration charges and a yearly service charge for the building. We go through all of it with you at the start, so nothing surprises you later. It's always better to know the full number early.

Need a loan? Our mortgage advisory team can explain how it works, in plain words. And if you're curious whether owning a flat could help with a residence visa or the Golden Visa, ask us. We'll explain what we know.

Why People Talk to Us

We'd rather be straight with you than pushy. If a flat isn't right, we'll say it, even when that means no sale for us. You get the good points and the bad ones on every home we show.

You can find our office at Al Moosa Tower 2 on Sheikh Zayed Road, so feel free to come by. We also look after valuation, registration and transfers, which means you're not chasing five different people. We stay with you from the first viewing to the day you collect your keys. And if questions come up after that, we're still around.
